Real estate search and remote renovation
In this project, the clients wanted an apartment in a central area of Trieste, specifically in the Borgo Teresiano; they particularly appreciated Viale XX Settembre. It’s a convenient area for getting around the city on foot.
The desire was to use the apartment as a vacation home with various guests, whether coming to Trieste alone or with family and friends while staying within a certain budget. They wanted to be able to walk around the city.
Working with clients abroad
With Magdalena Mayr, we evaluated various property proposals and found some interesting alternatives that we presented to the clients, sharing the listings with them. Once we received the green light for a site visit, we sent the clients information, photos, or videos, along with an estimate of the renovation costs. This way, the Austrian couple only visited the apartments that had caught their interest, and once they saw this apartment, they were immediately convinced it was the right choice.
Once the apartment was purchased, the clients viewed and selected the finishes from our suppliers. After everything was chosen and agreed upon, the renovation work was carried out remotely
Versatility and light
Although it wasn’t very large, we managed to find an apartment that could accommodate up to 8 beds while still leaving adequate space for everyone.
The house is indeed very bright, thanks to a good number of windows that enhance the sense of available space. It consists of a large open-plan living area with a kitchenette, a bathroom, and two double bedrooms
Afromosia flooring
The house needed our care without requiring the demolition of any walls. We took care of the flooring by restoring afromosia parquet throughout the house, except in the bathroom and kitchen.
This type of wood is hard and durable, adding an elegant touch to the space once planed, which highlights its grain and color variations.
Bathroom and drainage
The original bathroom featured three steps to accommodate the drainage. Thanks to our intervention, we created a niche shower with a raised step while eliminating the other height differences.
On the bathroom floor, we installed stone-effect tiles chosen by the clients.
Kitchen
The small kitchen was completely redone, featuring an oven, fridge, induction cooktop, and dishwasher. We also renovated the flooring by laying new tiles.
The kitchen cabinets chosen by customers are from Furniture 3.
The boiler and washing machine have been built in with a custom door to elegantly conceal them.
Enhancing the apartment
We aimed to enhance the apartment by highlighting existing elements, such as the decorative detail on one wall of the living area, which serves as a reminder of the building’s history.
At the same time, we added new wooden elements such as the shelves.
Optimized spaces
Understanding the needs of those who will live in the apartment is important during the selection process in the real estate search.
This apartment has two bedrooms: one double bedroom and a large room that accommodates another double bed and a bunk bed. In addition to these 6 beds, 2 more can be added thanks to the sofa bed in the living area, allowing for vacation days in Trieste even with guests.
