The clients had been searching for a central location for some time. They entrusted us with the task, and we quickly found the right place, which required both significant bureaucratic work and a major renovation.

Purchasing with a vision

Once the clients saw the apartment we had found, they promptly decided to proceed with the purchase, which offered an excellent price. This was despite the bureaucratic work required, which we handled afterwards, including verifying the seller’s company debt conditions and changing the property’s use from a commercial space to a residential one.

At the same time, the spaces needed to be completely redefined. Therefore, together with our architect Enrico Leghissa, we designed the house to create the spaces our clients wanted: two bathrooms, a laundry room, two bedrooms, and a walk-in closet.

Total Renovation

In this project, we carried out almost a total demolition. All systems were completely redone, and we redesigned the spaces through the reconstruction of internal walls. Additionally, we replaced the windows, which involved working on landscape permits due to the location in the historic center of Trieste. We also reinforced all the floors. Throughout the apartment, the same type of flooring, porcelain stoneware tiles with a concrete effect, was installed.

The building is located on a very busy street, and with the replacement of the windows—which included refurbishing the interior frames made of oak—the house is now completely soundproof.

Finding a treasure.

After removing the deteriorated plaster from a long wall in the corridor adjacent to another residential unit, the stone from the historical structure of the building was revealed. Following this discovery, the clients decided to keep the stone exposed and sandblast the 15-meter wall for its entire height. Additionally, the wall allowed us to uncover the historical footprint of the building, as it shows the marks of the original height of the building, which used to be three stories high: on the wall, we can see the openings and skylights of a floor that no longer exists because the building has been raised.

These construction details were highlighted throughout the renovation of the apartment, adding a refined and original touch.

Living area

The large living room, also enhanced by a sandblasted wall of original stone, creates a unified space with the kitchen featuring an island. When needed, it can be closed off by a sliding door inside, mounted to the wall with a concealed anchor within the ceiling: the glass does not touch the floor.
