Completely Renovating a Villa Overlooking the Gulf to Maximize Sea Views
The Foundations and Exteriors
The villa is located outside Trieste, on land characterized by cobblestones above the Miramare Castle; by climbing external stairs, one can reach the stunning Liberty-style Miramare Station.
The house’s external veranda structure has been completely reinforced at its foundations through a precise structural intervention.
To give new life to the villa’s exterior, we repainted the façades, replaced the gutters, updated the external joinery, and restored the original shutters.
The Interiors
The interiors were also reconfigured. On the ground floor, we created a large open space that includes the living room and kitchen, all characterized by sea-view windows.
For the flooring, we installed a new herringbone parquet on the ground floor, which complements the restored parquet on the upper floor. Additionally, between the ground floor and the first floor, we laid new modern tiles that reference the original ones.
As with the Milan project, we restored a wall to its original state by sandblasting it. Additionally, a hidden treasure was uncovered beneath the plaster of the current study’s wall, which we decided to highlight: the wooden supports that historically held the hinges of an old door.
Access to the first floor is via an internal staircase made of bush-hammered stone, which we have restored to its original splendour. On the first floor, we renovated the bedrooms, the storage room, and the bathroom, which includes both a shower and a freestanding bathtub.
We preserved the doors and internal frames throughout the house through restoration activities.
Construction Details: An Eco-Friendly Home
A condition requested by the clients was the implementation of environmentally friendly systems. We replaced the heating system with a biomass boiler and a pellet storage tank (approximately 2 tons), installed a photovoltaic system on the roof for electricity, and set up a heat pump for water heating.
These systems are all housed in a dedicated technical room and are fully integrated with the Wi-Fi system, allowing connectivity to smartphones and PCs.
